Roof Replacement North Shore

Asbestos Roof Replacement Across Glenfield, Takapuna & the Bays

When the Harbour Bridge opened in 1959, the North Shore filled up fast. Its population went from about 55,000 that year to over 107,000 by 1971, and most of those new homes were built while asbestos cement was a standard roofing and cladding material.

Glenfield was one of the fastest-developing areas in the country in the early 1970s. Between 1971 and 1975, the East Coast Bays grew faster than anywhere else in Auckland.

Those roofs are now more than 50 years old.

We handle the whole asbestos roof replacement under one contract. Our team does the licensed removal, notifies WorkSafe, decontaminates the ceiling cavity and installs the new long-run COLORSTEEL® roof, so you deal with one set of people and one programme from start to finish. A single-storey North Shore home usually takes 5 to 7 working days on site.

Local Housing

Is My North Shore Home Likely to Have an Asbestos Roof?

WorkSafe's line is that homes built before 2000 may contain asbestos. On the Shore, the age of the suburb is the best first clue, and it splits roughly three ways.

Before the Bridge: Devonport, Northcote Point, Birkenhead and Takapuna

These suburbs grew around the ferries, and many of the original villas and bungalows went up with corrugated iron roofs. The asbestos tends to be in what came later: a 1960s sunroom, a flat-roofed extension, a garage at the back of the section, or Fibrolite soffits added during a renovation.

Takapuna was a holiday destination by the 1880s, and until the 1930s most houses built in the Bays were baches. Plenty of those were extended over the years with whatever was cheap at the time.

After the Bridge: Glenfield, Beach Haven, Birkdale and the East Coast Bays

This is the 1960s and 70s boom. Most of Glenfield went up in the 1960s, Beach Haven's subdivisions followed the bridge, and the Bays filled in fast through the early 70s.

It's where we find the most Super Six, on low-pitch roofs, garages, carports and lean-tos. The same era produced plenty of attached units and flats, where one roof covers two or more homes.

1990s Onwards: Albany, Long Bay and Newer Greenhithe

Albany was the fastest-developing part of the Shore in the 1990s, and Long Bay's housing started that same decade. New Zealand-made asbestos cement roofing had stopped by the mid-1980s, so an asbestos roof on a house here is unlikely, though anything built before 2000 can still have asbestos in other materials.

Greenhithe is mixed. Homes from its 1970s growth, after the Upper Harbour Bridge opened in 1975, sit inside the asbestos era. Most of the streets added after 2002 don't.

Wairau Valley and Older Commercial Roofs

Older warehouse and workshop roofs in the Wairau Valley can carry large areas of asbestos cement. Those are priced per site once we've had a look.

The sheet we remove most often on the Shore is Super Six asbestos roofing, the deep-corrugated cement roof James Hardie made for decades. If you're not sure what yours is, a small sample and a lab test settles it.

What We Replace North Shore Asbestos Roofs With

Long-Run COLORSTEEL® Re-Roof

The standard replacement on most North Shore homes

Long-run steel is light, quick to fix down and comes in profiles to suit almost any pitch.

On the Shore, the bigger variable is often wind. Cliff-top and ridge-line sites in places like Castor Bay, Campbells Bay and Torbay can fall into a higher wind zone under NZS 3604, which changes the fixing pattern and sometimes the purlin spacing. We work that out before we quote, so it’s priced in from the start.

Most of our asbestos re-roofing to long-run steel on the Shore uses corrugate or 5-rib, with trapezoidal on flatter garage and extension roofs.

Attached Units and Shared Roofs

When one roof covers two or more homes

On a block of 1960s or 70s units, the roof usually runs straight across every unit. Replacing it in one go is normally the cleaner option, with one WorkSafe notification, one clearance and one scaffold shared between the owners. If your neighbours aren’t ready, we can look at doing your section on its own and detailing the join properly.

Check the paperwork first. On a unit title the roof is usually common property managed by the body corporate, and on a cross-lease your flats plan and lease set out who looks after what.

Pressed Metal Tile Re-Roof

A tiled look without the weight

Pressed metal tiles weigh a fraction of concrete tiles, so they can go onto the existing framing without the structural upgrade a heavy tile would need. They do need a steeper roof than long-run, which makes them a main-roof option rather than a garage one.

If you’re replacing Decramastic, metal tile keeps the look the house was designed with.

Coastal Conditions

Harbour Side or Gulf Side: Choosing Steel for Coastal North Shore Homes

The Shore has two coastlines, and they treat a roof differently.

On the harbour side, homes along the Waitematā in Birkenhead, Northcote Point, Bayswater and Stanley Point face calm salt water. On the Gulf side, Takapuna, Milford and the Bays take spray straight off the Hauraki Gulf.

NZ Steel’s COLORSTEEL® warranty categories reflect that. A harbour foreshore can be classed as severe. A beachfront home 25 to 100 metres from the high-water mark, close to breaking surf, can be very severe, and the first 25 metres extremely severe.

COLORSTEEL MAXAM® covers most of the Shore. Its perforation warranty runs 50 years in mild conditions, 30 in severe and 20 in very severe. In extremely severe conditions MAXAM® isn’t recommended, so that’s where we use COLORSTEEL ALTIMATE®.

The same salt has spent fifty years working on the old asbestos sheets. On beachfront jobs we expect more surface breakdown and plan the wetting and handling around it.

We confirm your category at the site visit and quote the steel and warranty that match it.

What's Included

What Comes With Every North Shore Re-Roof

WorkSafe NZ Class ASiteSafeNZDAAAsbestosWiseNZ Steel Accredited Installer
01

One Contract From Removal to New Roof

There’s no handover between a removal company and a roofer, so nobody’s waiting on someone else’s schedule and there’s one name on the guarantee.

02

A Complete Handover File

WorkSafe notification, disposal manifest, air monitoring results and clearance certificate, all in one place. Pre-purchase building reports often flag suspected asbestos roofs, so this file is worth keeping with the house.

03

Five Years on Our Workmanship

The roofing we install carries our 5-year workmanship guarantee, separate from NZ Steel’s warranty on the steel itself.

The Process

Eight Steps to a New North Shore Roof

08Stages · WorkSafe NZ Compliant
01

Inspection & Testing

We look at the roof, the access and the framing, and take a sample for the lab if nobody's tested it yet. Shared driveways and steep sections get planned at this stage, including where the skip can go.

02

Material & Colour Selection

Pick your profile and colour. Coastal and cliff-top homes also get their environment category and wind zone checked.

03

WorkSafe NZ Notification

We notify WorkSafe at least five days before removal begins. On attached units, the neighbours sharing the roof hear from us too.

04

Asbestos Removal

Our licensed crew carries out the asbestos roof removal using wet methods, lifting sheets whole where they'll come away cleanly and double-wrapping them on site.

05

Structural Prep & Cavity Decontamination

Purlins and rafters are checked and anything rotten is swapped out. Then the ceiling cavity gets decontaminated, ready for the new roof.

06

Insulation & Underlay

If you've been meaning to insulate, this is the moment. The roof blanket goes in under the new steel, along with fresh underlay.

07

New Roof Installation

The new steel or metal tiles are fixed down, then flashings, ridging and any replacement spouting finish it off.

08

Inspection, Clearance & Handover

Clearance inspection, certificate and manifest, then a final walk-around with you.

What pushes a North Shore price up or down:
  • Split-level and two-storey homes that need full scaffolding
  • Cliff-top sections, steep driveways and shared accessways
  • Extra fixings on exposed sites in a higher wind zone
  • Coastal-grade steel close to the sea
  • Rotten purlins that only show up after the strip-out
  • Roof blanket insulation
  • Doing a whole unit block at once, which usually brings the cost per square metre down

FAQs

Frequently Asked Questions About Asbestos Roofs on the North Shore

01

Can You Replace the Roof on Just My Unit?

Often, yes. Where units have separate roofs divided by firewalls, yours can be done on its own. Where one roof runs across the whole block, we can replace your section and detail the join, though doing the full roof at once is usually cheaper per square metre. Check your body corporate rules or cross-lease documents before you book.

02

My Home Is in Albany. Is an Asbestos Roof Likely?

Not on the house, in most cases. Albany grew fastest in the 1990s, and New Zealand-made asbestos cement roofing had stopped by the mid-1980s. WorkSafe still says any home built before 2000 may contain asbestos somewhere, so an older shed or original farm building on the property is worth checking.

03

Do Cliff-Top Homes Cost More to Re-Roof?

Usually a little. Steep or exposed sites can need extra scaffolding and edge protection, and a higher wind zone means more fixings. On the East Coast Bays cliffs we also plan how the old sheets come down safely when there’s no easy route to a skip. All of that is priced up front.

04

Can I Remove a Small Asbestos Roof Myself?

Only in limited cases. WorkSafe allows up to 10 square metres of non-friable asbestos to be removed without a licence. Friable asbestos needs a Class A licence, and over 10 square metres of non-friable needs at least a Class B. A typical garage roof is 25 to 50 square metres, so it needs a licensed removalist either way. There are a few other conditions on the 10 square metre rule for DIY asbestos roof removal, including how weathering affects whether a sheet counts as friable.

05

Will Replacing the Asbestos Roof Help When I Sell?

An asbestos roof is the kind of thing a pre-purchase building report picks up. Having it replaced, with the clearance certificate and disposal manifest on file, takes that item off the table before a buyer raises it.

06

How Long Does a Typical North Shore Re-Roof Take?

Most single-storey homes take 5 to 7 working days on site, two-storey homes 7 to 10, and a garage 1 to 2. Allow for the five-day WorkSafe notice before removal can start, which we lodge as soon as you confirm the job.
