Removal and Roofing by the Same People
The crew that takes the old sheets off is the same team that fits the new roof, so the programme stays tight and any surprises under the sheets get dealt with straight away.
Ōtara to Papakura. Old roof off, new roof on, site cleared.
We reply within one working day, often the same morning.
We take asbestos roofs off and put new ones on across South Auckland, from a single garage in Papatoetoe to an ex-state house in Māngere or a factory roof in Wiri.
Every asbestos roof replacement is one job with one team. We notify WorkSafe, remove the sheets under licence, clean out the ceiling cavity and fit a new long-run COLORSTEEL® roof, without you having to line up a separate removal company and roofer. Most single-storey homes are finished in 5 to 7 working days on site.
There’s a reason so many of these roofs are still here. South Auckland was built quickly. The Ministry of Works signed the agreement to develop Ōtara in August 1958, and within ten years over 3,000 houses had gone up. Central Māngere followed as a state housing area from 1962. Papatoetoe and Manurewa grew fast through the 1950s and 60s as the Southern Motorway pushed south.
All of that happened while asbestos cement was a standard building material.
Roof photoWorkSafe treats any home built before 2000 as possibly containing asbestos. In South Auckland, the decade your street was built narrows it down quickly.
| Area | When most of it was built | What we usually check |
|---|---|---|
| Māngere Bridge | Suburban housing from 1875 | Later extensions, garages and sleepouts |
| Papatoetoe | Growth in the 1920s, then again through the 1950s and 60s | Super Six garages, rear roofs and soffits |
| Māngere East | From the late 1920s, around the Ōtāhuhu Railway Workshops | Additions, lean-tos and outbuildings |
| Ōtara | State housing from 1958, over 3,000 homes in ten years | Ridge capping, eaves linings, gables, garages and sheds |
| Central Māngere | State housing from 1962 | Ridge capping, eaves linings, gables, garages and sheds |
| Manurewa, Manurewa East and Weymouth | Motorway-era growth from the 1950s into the 70s | Low-pitch roofs, garages and carports |
| Takanini (Addison, Longford Park, McLennan) | Mostly 2010s onwards | Unlikely on the house, though older sheds are worth a look |
| Wiri and Ōtāhuhu industrial | Mixed | Large Super Six factory and warehouse roofs |
Asbestos cement from this era often turns up beyond the roof sheets. Ridge capping, eaves linings, gables, spouting and downpipes all appear on WorkSafe's list of places to check.
The visual signs of how to tell if your roof is asbestos will get you most of the way, but only a lab test confirms it. We take the sample during the free site visit if the roof hasn't been tested.
What most South Auckland asbestos roofs are replaced with
Corrugate suits the plain hip and gable roofs on a lot of 1950s and 60s South Auckland houses. It’s light on the existing framing and quick to fix down.
Rain noise comes up a lot with steel. A roof blanket under the new sheets makes a noticeable difference, and it’s far simpler to fit while the old roof is off than at any point later.
Roof photoFor owner-occupiers and landlords
A lot of South Auckland’s former state houses are now owner-occupied or rented out, and the roof job is the same either way. Tenants can usually stay in the house while we work, because the ceiling cavity is sealed off from the living areas.
You end up with a clearance certificate, disposal manifest and WorkSafe notification for the property file. If other asbestos is staying put for now, such as soffits you’re not replacing yet, we can set up asbestos roof maintenance and a management plan so future tradespeople know where it is.
COLORSTEEL® replacement · AucklandWiri, Ōtāhuhu and older industrial sites
Older industrial roofs across Wiri and Ōtāhuhu can run to hundreds or thousands of square metres of Super Six. We stage the work around how the building is used, so part of the site can keep operating while another section is stripped and re-sheeted.
If a full replacement isn’t in this year’s budget, commercial asbestos roof repair can keep the building watertight in the meantime. Industrial roofs are quoted per site.
Encapsulation · AucklandMost of South Auckland sits well back from the sea, and COLORSTEEL MAXAM® handles it comfortably, with a 50-year perforation warranty in mild conditions.
The exceptions are along the water. Māngere Bridge and Weymouth face the Manukau Harbour, while Wattle Downs and Conifer Grove sit around the Pahurehure Inlet. The prevailing south-westerly carries salt straight off the harbour onto these roofs.
The Manukau also opens to the Tasman, and NZ Steel’s warranty guide uses wider distance bands for the west coast than the east. Close to the water, a site can move into the severe or very severe categories, where MAXAM®’s perforation warranty drops to 30 or 20 years. We check which band your address falls in before we quote, and switch to COLORSTEEL ALTIMATE® if the site calls for it.

Records You Can Hand On
A clearance certificate, air monitoring results, the disposal manifest and the WorkSafe notification. Landlords keep them on the property file, and owners hand them to a buyer when it’s time to sell.
A 5-Year Workmanship Guarantee
Five years on our roofing workmanship, with NZ Steel’s own warranty covering the COLORSTEEL® product.
Inspection & Testing
A free site visit to measure up, look at the framing from the ceiling space and take a lab sample where needed. We also note any sleepouts, carports or lean-tos that share the same roofing.
Material & Colour Selection
Choose the profile and colour, and decide on extras like roof blanket or new spouting. Harbour-side addresses get their NZ Steel environment band confirmed.
WorkSafe NZ Notification
WorkSafe gets at least five days' notice before removal starts. Landlords, this is a good point to give tenants the dates.
Asbestos Removal
Sheets are sprayed down to keep fibres out of the air, unfixed carefully and wrapped twice on site.
Structural Prep & Cavity Decontamination
With the sheets off, we inspect every purlin and replace damaged timber. Dust and debris are cleared from the ceiling space under controlled conditions.
Insulation & Underlay
Roof blanket goes in if you've chosen it, then fresh underlay over the whole roof.
New Roof Installation
New sheets, flashings and ridging are fixed down. Asbestos spouting and downpipes can come off in the same visit through our asbestos downpipe and spouting removal, with new spouting fitted.
Inspection, Clearance & Handover
The site is inspected and cleared, and you receive the paperwork pack before we leave.

It depends on the build year and any later changes, so test before you assume. Houses from the 1950s and 60s schemes in Ōtara and Māngere often have asbestos cement somewhere, whether that’s the ridge capping, the eaves linings or a garage added later. A sample from the site visit gives you a definite answer.
Usually, yes. The work happens on the roof and in a sealed ceiling cavity, separate from the living areas. We’d still recommend giving tenants the dates early, since there’ll be scaffolding, a skip and some noise for the week.
Yes. Industrial Super Six roofs are planned in stages around the building’s use, and each one is quoted per site after we’ve walked the roof and checked access.
They’re wetted, double-wrapped and labelled on site, then taken to a landfill licensed to accept asbestos. You get the disposal manifest showing where they went.
Less than most people expect once a roof blanket is underneath. The blanket sits between the steel and the purlins, softening rain noise and adding some insulation at the same time.
No. We can take a sample during the free site visit and send it to the lab, then confirm the quote once the result is back.
Owner-occupier, landlord or business owner, the first step is the same. Send through a few details and we’ll come out for a free site visit, then follow up with an itemised quote.
