Roof Replacement East Auckland

Asbestos Roof Replacement Across Howick, Pakuranga and Botany

East Auckland’s biggest building boom ran from the 1950s through the 1970s, the same decades asbestos cement was widely used on garages, carports, low-pitch roofs and additions. Sunnyhills went up in the mid-1960s. Pakuranga’s town centre, now Pakuranga Plaza, opened in 1965. Botany Downs was farmland until the mid-1970s.

Plenty of those roofs are still up there.

We take them off and put the new roof on in the same job. Every asbestos roof replacement we run covers licensed removal, WorkSafe notification, ceiling cavity decontamination and a new long-run COLORSTEEL® roof, managed by one team on one programme. Nobody waits for a second contractor to turn up, and there’s no argument about who owns the problem if something isn’t right.

For a standard single-storey East Auckland home, that’s usually 5 to 7 working days from the first sheet off to handover.

Which East Auckland Homes Still Have Asbestos Roofs?

WorkSafe’s guidance is that any home built before 1 January 2000 may contain asbestos. In East Auckland, when a suburb was built tells you most of what you need to know about where to look.

Pakuranga, Sunnyhills, Farm Cove, Highland Park and Half Moon Bay. Much of this area was built through the 1960s and 70s. We most often find corrugated Super Six on garages, carports, low-pitch rear roofs and lean-to additions, sometimes with asbestos soffit linings to match.

Howick, Bucklands Beach, Eastern Beach, Cockle Bay and Shelly Park. Some of the oldest housing in East Auckland, from early holiday homes to post-war family houses, usually with decades of extensions on top. Roofs here are often a patchwork, with an asbestos cement section over an older wing or sunroom.

Botany Downs. Built from the mid-1970s, which puts it inside the asbestos era. Garages and rear roofs are worth a look.

Flat Bush, Dannemora and East Tāmaki Heights. Mostly large subdivisions from the 2000s onwards, so an asbestos roof on the house itself is unlikely. The exception is an older shed or farm building that predates the subdivision.

Whitford and the rural edge. Haysheds, implement sheds and older outbuildings on lifestyle blocks are commonly roofed in Super Six.

East Tāmaki industrial. Older factory and warehouse roofs can carry hundreds of square metres of asbestos cement. We quote these per site.

Asbestos cement in homes from the 1960s to 1980s building boom often turns up beyond the roof, in eaves linings, gables, spouting and downpipes. Telling Super Six, Decramastic and Fibrolite roofs apart by eye gets you most of the way, but a lab test on a small sample is the only way to be certain.

Three Roofing Options for East Auckland Homes

Long-Run COLORSTEEL® Re-Roof

What most East Auckland asbestos roofs are replaced with

Light, quick to install and well matched to the low pitches on a lot of 1960s and 70s houses.

Pitch decides the profile. Standard corrugate needs at least 8 degrees, while trapezoidal and 5-rib profiles can go as low as 3 or 4. Plenty of Super Six garage and lean-to roofs in Pakuranga and Howick were built flatter than 8 degrees, so we usually spec a trapezoidal or 5-rib profile on those.

We take you through the profiles, colours and grades for a long-run COLORSTEEL® re-roof at the site visit.

Pressed Metal Tile Re-Roof

For homes where a tiled roofline suits the street

Keeps the look of a tiled roof without the weight of concrete. It's the natural replacement for Decramastic, which was a pressed metal tile to begin with and in some cases carries asbestos in its coating.

Metal tiles need more pitch than long-run steel, so they suit main roofs better than garages.

Garage, Carport and Lean-To Roofs

The asbestos roof East Auckland owners tend to forget

On a lot of Pakuranga and Howick properties, the house is under concrete tile and the asbestos is on the garage.

A 25 to 50 square metre garage roof is usually a 1 to 2 day job. Anything over 10 square metres still needs a licensed removalist and a WorkSafe notification, so a garage follows the same rules as a whole house.

Coastal Conditions

Steel for Coastal Roofs in Bucklands Beach, Half Moon Bay and Cockle Bay

Long-Run COLORSTEEL® Re-Roof

Salt air is hard on old asbestos cement. Sheets that have spent fifty years facing the Tāmaki Strait are usually more weathered on the surface than the same sheets a few kilometres inland, which changes how carefully they need to come off.

It matters for the new roof too.

NZ Steel grades its COLORSTEEL® warranties by how far a house sits from salt water and what kind of water it is. A house a kilometre back from the Tāmaki Estuary in Farm Cove falls into a different category from one on the waterfront at Bucklands Beach.

COLORSTEEL MAXAM® suits most of East Auckland. Away from the water it carries a 50-year perforation warranty, stepping down to 40, 30 and 20 years as a site gets closer to the sea. Right on the waterfront, within about 25 metres of the high-water mark, a site can fall into NZ Steel’s extremely severe category, where MAXAM® isn’t recommended. That’s where we specify COLORSTEEL ALTIMATE® instead.

We check your address against NZ Steel’s environment categories at the site visit, so the warranty on your quote matches where the house sits.

One Team From Removal to Handover

The Process

From Asbestos Roof to New Roof in Eight Steps

08Stages · WorkSafe NZ Compliant
01

Inspection & Testing

We measure up, check access and send a sample to the lab if the material hasn't been confirmed. On narrow sections and cul-de-sacs, we also plan where the skip and scaffold will go.

02

Material & Colour Selection

You choose the profile, colour and steel grade. Coastal addresses get checked against NZ Steel's environment categories at this stage.

03

WorkSafe NZ Notification

WorkSafe is notified at least five days before removal starts, and we let your immediate neighbours know the dates.

04

Asbestos Removal

Sheets are wetted down, lifted off whole wherever possible, then double-wrapped and labelled on site.

05

Structural Prep & Cavity Decontamination

Purlins are checked and rotten timber replaced. The ceiling cavity is decontaminated before anything new goes on.

06

Insulation & Underlay

With the roof open, it's the easiest time to add roof blanket insulation. New underlay goes down either way.

07

New Roof Installation

New long-run or metal tile roofing goes on, with new flashings and ridging. If your spouting and downpipes are asbestos cement too, they can come off as part of the same job.

08

Inspection, Clearance & Handover

A clearance inspection confirms the site is clean, then you get a handover pack with every certificate and manifest.

FAQs

Frequently Asked Questions About Asbestos Roofs in East Auckland

01

Can You Replace Just the Garage Roof?

Yes. Most garage roofs are 25 to 50 square metres, take 1 to 2 days and cost $5,500 to $12,000 including the new roof. It still needs a licensed removalist and a WorkSafe notification, the same as a house.

02

My House Is in Flat Bush. Could the Roof Contain Asbestos?

It’s unlikely. Most of Flat Bush was built from the mid-2000s, and WorkSafe treats homes built after 1 January 2000 as lower risk for asbestos. An older shed or farm building on the property is still worth checking.

03

Will I Need Coastal-Grade Steel Near the Beach?

Most East Auckland homes don’t need anything beyond COLORSTEEL MAXAM®, which is rated for inland, urban and coastal sites. Within about 25 metres of the high-water mark, NZ Steel can class a site as extremely severe, and that’s when we switch to COLORSTEEL ALTIMATE®. We confirm the category at the site visit.

04

Do I Need Building Consent to Replace an Asbestos Roof?

Usually not. Replacing an asbestos roof with long-run steel on a house over 15 years old is generally exempt under Schedule 1 of the Building Act, as long as the new roofing is comparable and goes in the same position. The building consent rules for an asbestos re-roof change if you switch to a heavier material like concrete tile, alter the structure or add new penetrations such as skylights.

05

What If My Spouting and Downpipes Are Asbestos Too?

WorkSafe lists gutters, downpipes, gables and eaves linings among the places asbestos cement was used, so they’re worth checking on any pre-2000 home. We can remove them as part of the same job and fit new spouting while we’re already set up.

06

Do You Let the Neighbours Know?

Yes. WorkSafe is notified at least five days before removal starts, and we tell your immediate neighbours the dates before we arrive, including where the skip will sit and when it’ll be collected. Sheets are kept wet and wrapped on site, which keeps dust down for everyone nearby.
