Roof Replacement West Auckland

Asbestos Roof Replacement Across Henderson, Te Atatū and Titirangi

West Auckland asks a lot of a roof. Some sit under native bush and collect leaf litter all year. Some take Tasman spray at Piha or Muriwai. A great many sit on 1950s and 60s sections, built in the years asbestos cement was a standard roofing material.

Between 1945 and 1960, Te Atatū was the second fastest-growing area in Auckland. Glen Eden’s population tripled between 1951 and 1961.

We replace those roofs as one job. Our asbestos roof replacement takes in everything from the WorkSafe notice and licensed strip-out to cleaning the ceiling space and fixing down new long-run COLORSTEEL®, with the same team throughout. A typical single-storey home takes 5 to 7 working days once we’re on the roof, though a steep bush section or a beachfront batch gets planned on its own terms.

Local Housing

Where Asbestos Roofs Turn Up in West Auckland

West Auckland is easier to read by landscape than by suburb. Each part of it has its own typical roof.

The Motorway Suburbs: Te Atatū, Glen Eden, Henderson and Massey

The Northwestern Motorway opened up Te Atatū Peninsula in the early 1950s, starting with the Ramlea Park Estate, and building carried on through the 60s and 70s. Glen Eden became a satellite suburb in the same decade. Massey followed later, with most of it built through the 1970s and 80s.

Typical finds on these streets: Super Six over sleepouts, carports and garages, on the low-pitch roof at the back of the house, and Fibrolite soffits on a lot of homes from the period. In New Lynn and Kelston, where the local brickworks shaped the housing, the main roof is often tile, so any asbestos is usually on later extensions.

The Bush: Titirangi, Laingholm and Oratia

Titirangi started as a township in the 1910s, when Exhibition Drive was being built, and only became properly suburban once road access improved in the 1960s. Houses here are tucked into the bush, some on poles, on sites that can be steep and narrow.

Homes from the 1960s and 70s in the bush can have asbestos cement roofs and cladding. Years of shade, moss and lichen also tend to leave those sheets more weathered than the same roof out in the open.

The Coast: Piha, Muriwai, Karekare and Te Henga

Older batches along the west coast were often built cheaply and added to over decades, and asbestos cement roofing and Fibrolite cladding are common on them. These roofs also face the harshest salt exposure in Auckland.

Orchards, Vineyards and Lifestyle Blocks: Henderson Valley, Swanson and Kumeū

By the 1920s, Dalmatian families were running orchards along Lincoln Road, Swanson Road and Sturgess Road, and Henderson had vineyards before that. Many of the old packing sheds, implement sheds and barns still standing on these blocks have Super Six roofs.

Newer Areas: Hobsonville Point

Housing at Hobsonville Point started after the former air force airfield was sold in 2002. An asbestos roof on a home built there is very unlikely.

Much of West Auckland's motorway-era housing overlaps with the peak years for asbestos use in New Zealand homes from the 1960s to the 1980s. Only a lab test confirms what's on your roof, and we can take the sample at the site visit.

Replacement Roofing for West Auckland Homes, Batches and Sheds

Long-Run COLORSTEEL® Re-Roof

The usual replacement across West Auckland

Corrugate, 5-rib or tray profile, in a colour that suits the house. In the bush around Titirangi and Laingholm, darker colours that sit back into the trees are a popular choice.

Long-run sheets arrive cut to length, which matters on narrow, winding bush roads where a truck can’t always get near the house. We plan the delivery and carrying route at the site visit, along with the long-run steel re-roof profile and grade.

Bush and Steep Sections

Pole houses, sloping sites and overhanging trees

A sloping site changes how the whole job runs. Scaffolding has to be built off uneven ground, sheets often come down by hand rather than straight into a skip, and branches over the roof need trimming back before work starts.

Shaded roofs under bush also tend to be the most weathered. Owners sometimes ask whether a mossy old roof can be sealed instead, and our asbestos roof sealing assessment gives you a straight answer. Sheets that are breaking down on the surface are rarely a good candidate.

Batches, Orchard Sheds and Barns

West coast batches and rural outbuildings

A Piha batch and a Henderson Valley packing shed often have similar roofs: simple single-skin sheeting on light framing, usually a long carry from the nearest skip.

We quote batches like any house, with the steel grade matched to how close it sits to the surf. Sheds and barns are quoted per site, and doing the shed and house roofs in the same visit saves a second set-up.

Coastal Conditions

Steel for the West Coast Beaches and Harbour Edges

West Auckland has the toughest coastline of any part of the city for a roof.

On the open beaches at Piha, Muriwai, Karekare and Te Henga, breaking Tasman surf throws salt a long way inland. NZ Steel’s warranty guide reflects that with wider west coast bands. Anything within 50 metres of the high-water mark is classed extremely severe, 50 to 500 metres very severe, and 500 metres to a kilometre severe.

COLORSTEEL MAXAM® isn’t recommended in extremely severe conditions, and its perforation warranty drops to 20 years. For beachfront and anything close to the surf, COLORSTEEL ALTIMATE® is the better call, with a perforation warranty of 25 to 30 years in the harshest categories.

The harbour edges are gentler. Te Atatū, Herald Island, West Harbour and Hobsonville sit on the upper Waitematā, and Titirangi, Laingholm and Green Bay look over the Manukau. Calm salt water still affects the grade a house needs close to the foreshore, so we check every coastal address against NZ Steel’s categories before quoting.

The Eight Stages of a West Auckland Asbestos Re-Roof

08Stages · WorkSafe NZ Compliant
01

Inspection & Testing

A free visit to measure the roof, check the framing and take a lab sample if needed. On bush and coastal sites we also work out access, carrying routes and any trees that need trimming.

02

Material & Colour Selection

Profile, colour and steel grade are confirmed, with coastal addresses matched to the right NZ Steel environment band.

03

WorkSafe NZ Notification

WorkSafe is told at least five days ahead of removal, as the regulations require.

FAQs

Frequently Asked Questions About Asbestos Roofs in West Auckland

01

Can You Work on Steep Bush Sections in Titirangi and Laingholm?

Yes. Sloping sites need scaffolding built to suit the ground, and sheets often have to be carried or lowered by hand to wherever the truck can park. We plan all of that at the site visit and include it in the quote.

02

Do You Re-Roof Batches at Piha and Muriwai?

Yes. Beachfront batches usually need COLORSTEEL ALTIMATE® rather than MAXAM®, because the first 50 metres from the high-water mark on the west coast is classed extremely severe. The site visit is free there too.

03

My Roof Is Covered in Moss and Lichen. Can It Be Sealed Instead of Replaced?

Sometimes, if the sheets are still sound. Moss and lichen hold moisture against the surface for years, though, and a lot of shaded West Auckland roofs are too weathered for a coating to be worth it. We’ll tell you which way your roof sits after looking at it.

04

Can I Take the Old Roof Off a Shed or Batch Myself?

Only if it’s under 10 square metres of non-friable material. Anything larger needs a licensed removalist, and weathered sheets can count as friable, which needs a Class A licence. The 10 square metre rule for removing asbestos yourself has a few more conditions worth reading before you pick up a drill.

05

What About Old Orchard Sheds and Barns in Henderson Valley or Kumeū?

Yes, we replace those too. Larger sheds are quoted per site, and doing the house and outbuildings in one visit usually saves on set-up costs.
